BETTER BUILT BARNDOS BY FINLEY CONSTRUCTION Red-iron barndominium shells, metal-stud framing and spray foam options for South Georgia and North Florida. Based in Sylvester, Georgia, we supply and erect the shell around your plans, property and intended use. Plan a barndo, shop house, living space with an attached garage, or separate buildings connected by a breezeway. CHOOSE YOUR BUILDING PACKAGE BUILDING SUPPLY + ERECTION: We furnish and erect your red-iron building package. Your proposal identifies the structural frame, roof purlins, roofing, siding, framed openings and any included doors and windows. SHELL + DRY-IN: A defined enclosure scope built around your approved plans. Roofing, siding, openings, doors and windows must be identified in the written proposal so you know where our work ends. SHELL + METAL-STUD FRAMING + FOAM: Add agreed wall and partition framing and an insulation system selected for your building assembly. ALREADY HAVE A BUILDING? We also quote erection of customer-supplied packages after reviewing the plans, material list and site requirements. Foundations, electrical, plumbing, HVAC and finished interiors are outside our standard scope. Coordinate those portions with your general contractor and appropriate trades. START WITH YOUR LAYOUT A 30x40 footprint provides 1,200 square feet; 40x60 provides 2,400; 40x80 provides 3,200. These are planning examples, not stock engineered plans or fixed-price packages. Decide how much space you want for living, shop and garage areas, then send a sketch or plans. Eave height, roof pitch, openings, porches, mezzanines and engineering change the final scope and price. HOW YOUR PROJECT MOVES FORWARD 1. Send your town/ZIP, dimensions, intended use, plans or sketch, and desired scope. 2. We review the building package, site access and estimating information and clarify what is included. 3. Your written proposal defines the materials, erection, enclosure, framing and insulation being quoted. 4. Engineering, permit responsibilities, foundation readiness and material delivery must be coordinated before erection. Schedule depends on approvals, supplier lead times, site readiness and weather. COMMON BARNDOMINIUM QUESTIONS CAN I HAVE OPEN ROOMS? Red-iron structural framing carries the primary building loads. Clear spans and interior partition flexibility depend on final engineering; never remove or alter a member without approval. WHAT DOES DRY-IN INCLUDE? The enclosure work specified in your proposal. Confirm roof and wall panels, trim, openings, doors and windows rather than assuming every item is included. CAN YOU FRAME ROOMS AND SPRAY FOAM? Yes, metal-stud framing and open- or closed-cell foam can be quoted as defined options. Thickness, protective coverings and detailing around steel depend on the approved assembly. WHAT AFFECTS PRICE? Location, dimensions, eave height, roof design, engineering, openings, panel specifications, access, equipment and the selected scope. Compare written inclusions before comparing totals. DO YOU BUILD A FINISHED HOME? Our standard work is shell, framing and dry-in with insulation options. Foundations, mechanical trades and finished interiors are arranged separately.
